Although our vision and technical reach span nationwide, our current operational focus and ground consultation teams are headquartered and centered in Kashipur and nearby areas of Uttarakhand (including Ramnagar Road, Bazpur Road, Aliganj Road, Moradabad Road, and Kundeshwari).

3. Platform Pricing & Service Charges

Ghar Developer operates on a fair, transparent, and balanced service model:

• 100% Free for Buyers & Inquirers: Browsing properties, filtering listings, accessing verified specifications, scheduling physical site visits, and contacting owners are completely free of charge. No brokerage, registration fee, or platform commission is ever charged to buyers or tenants.
• Service Charges for Sellers & Property Owners: A nominal platform service charge or marketing fee is applicable to sellers, landlords, and developers for property cataloging, on-ground boundary verification, active promotion, and connecting with pre-qualified buyers.
• Mutual Fee Agreement: The exact service fee percentage, flat listing rate, or transaction-linked service charge is communicated clearly and agreed upon with the seller prior to property promotion or upon successful deal finalization.

4. Property Information & Due Diligence

We employ active vetting measures to verify property details, including road frontage, boundary demarcations, and layout maps. However:

• All property details (pricing, built-up area, carpet area, furnishings, municipal approvals) are provided based on representations made by property owners or authorized representatives.
• Users must independently verify property titles, encumbrance certificates, master plan zoning, and loan eligibility with certified legal counsels and authorized banking partners.
• Ghar Developer is not liable for inadvertent typographical inaccuracies or third-party changes in government circle rates, stamp duty rates, or land acquisition notifications.

5. User Registration & Account Obligations

When registering an account to bookmark properties, manage inquiries, or post real estate:

• You agree to provide true, accurate, and current personal information.
• You are responsible for safeguarding your login credentials and are solely responsible for activities originating under your account.
• We reserve the right to suspend or terminate accounts that transmit spam, post duplicate listings, or violate fair housing standards.

6. Seller, Owner & Builder Guidelines

Users posting residential, commercial, or agricultural listings represent and warrant that:

• They are the rightful owner, co-owner, or legally authorized power-of-attorney holder for the subject property.
• All photographs, floor plans, and video tours reflect the actual, unmanipulated condition of the site.
• The property is free from undisclosed litigation, stay orders, or illegal encroachment.
• They agree to settle the mutually agreed platform service charge promptly upon realization of a successful sale or tenant agreement through our platform leads.
• They will immediately mark the listing as 'Sold' or inform our team upon deal conclusion to maintain database freshness.

7. Physical Site Visits & Safety Protocol

When scheduling on-ground property inspections:

• Site visits in Kashipur and nearby areas are scheduled during daylight hours in coordination with our verified ground coordinators.
• Users are expected to adhere to basic safety guidelines, particularly on raw agricultural plots or under-construction structures.
• Ghar Developer shall not be liable for any physical harm, vehicle damage, or loss incurred during personal travel to inspection sites.

8. Intellectual Property & Content Rights

All visual logos, graphic marks, typography, stylesheets, proprietary algorithms, and content on this portal are the sole property of Ghar Developer. Unauthorized scraping, automated crawling, data mining, or commercial reproduction of property directories is strictly prohibited and subject to legal prosecution under the Information Technology Act.

9. Limitation of Liability

To the fullest extent permissible under Indian law, Ghar Developer, its founders, and field partners shall not be held liable for any indirect, consequential, punitive, or financial losses resulting from transactions conducted between independent buyers and sellers. Our maximum aggregate liability for any service claim is strictly limited to the actual service fee paid by the user to the platform.

10. Governing Law & Dispute Resolution

These Terms and Conditions shall be governed by and construed in accordance with the substantive laws of India. Any legal dispute, arbitration, or controversy arising out of platform usage shall be submitted to the exclusive jurisdiction of the competent civil courts located at Kashipur, District Udham Singh Nagar, Uttarakhand, India.
